According to CVG, Kojima was planning to reveal the game at E3, but decided to wait until the TGS in September instead.
The title is said to be a "massive PS3 exclusive that will own the show" in Tokyo, with the extra time being spent on the demo "to ensure it's bulletproof".
The mystery game is likely to be published by Konami, but no other details are known.
Kojima appeared at the E3 event in Los Angeles this week to promote Metal Gear Rising on the PS3 and 360, as well as MGS: Snake Eater on the 3DS.
