According to Deadline, Universal Pictures closed a seven-figure deal for the untitled project this weekend, with Evan Goldberg and Rogen to produce the film through their Point Grey Pictures venture.
Efron will portray a hard-partying college student whose frat house causes trouble for a nearby resident, played by Rogen.
The project has been penned by Andrew Cohen and Brendan O'Brien, best known as co-producers on Judd Apatow's 2009 comedy Funny People.
Efron rose to fame as the star of Disney's High School Musical franchise but has since gone on to star in more serious films, including recent drama The Death and Life of Charlie St. Cloud.
Universal is said to be hoping to cash in on the success of recent R-rated comedies like Bridesmaids and The Hangover Part II.
